Should I sell or buy first in Rochester?

March 4th, 2022

Here is why you shouldn’t be worried about selling first before finding a property to move to in Rochester.

A lot of homeowners in Rochester wonder whether they should be selling their property first or once they’ve found somewhere to buy. The property market conditions in Rochester will ultimately dictate which way around you can do things. In the current market conditions, it is strongly advisable to secure yourself a buyer first before going out to look for your new home for several reasons.

Rochester properties are selling fast and analysts suggest there are 29 buyers for every property for sale in the UK. Therefore, to have the best chance of being able to secure a new property for sale, you have to be in the strongest position to compete with the other 28 buyers, and the only way to do this is by having a buyer yourself. Some buyers are experiencing not being able to view unless they are sold subject to contract.

The demand for property in Rochester also means sellers are achieving prices never seen before. Therefore by selling your property first you may find you will have a few extra thousand to be able to go and purchase with. This could be the difference of being able to view properties that you never thought were affordable.

The last thing you want to do is fall in love with a property and then need to panic sell your own in order to secure it. This will only add to this stress of moving and could cloud your judgement when negotiating an offer with a buyer on your own home.
