What’s happening in The Medway Property Market? May 2024

As I’ve said before, tracking house prices and commenting on their performance is very difficult as all sources use different data. However in April I sold a house that I originally sold in March 2023. Other than decorating, the house is the same and it sold for 8% more than in 2023. This is a clear indicator of how the market has improved year on year in The Medway Towns.

During April available properties for sale in Medway fell to 2007 properties, the lowest we have seen since December 2023. This will be due to the 4 day easter bank holiday weekend and school half term. I predict new properties listed for sale and available stock to increase during the month of May as the better weather entices sellers to the market ready for the best selling period of the year so stay tuned if you’re a buyer and if your thinking of selling then now is great time to take advantage of these new properties by getting yourself sold and in a proceedable buying position. Generally speaking stock of homes for sale is up 20% vs this time last year.

554 new properties were listed for sale during April, higher than the 529 average per month looking back over the past 12 months, the increased activity in the market is attracting higher levels of sellers who have confidence in entering the market. 468 properties sold in Medway during April, this being the highest number of sales agreed since March 23. The mortgage interest rates creeping up certainly don’t seem to be deterring buyers from taking action with buyer demand up 4% and the number of sale agreed up 12% vs the same period last year.
