What is happening in the Medway property market?

Reports on the housing market recently seem to focus on price growth, this is of course averaged across the entire country. But what’s actually happening in your local market, and more specifically Medway.

Properties For Sale in Medway

In March 3174 properties were available for sale in Medway and the average price of these properties for sale broke the £400,000 mark for the first time ever. This is also the highest number of available properties we have seen available since October last year. But does this mean properties aren’t selling causing there to be more on the market? The answer is no, it seems buyers are yet to be deterred by rising cost of living and interest rates with 1105 properties being sold throughout March. According to Zoopla, buyer demand continues to rise with the average time to sell taking 29 days. So if you are thinking of selling in this market now is a great time to take advantage of high buyer demand.

New Property Listings in Medway

In March 1329 properties were listed for sale, buyers will be pleased to know this is the highest number of new sellers coming to the market in 1 month since June 2021. Kent Live placed Medway as the second most affordable place to live in Kent.

Rightmove forecast a “less frothy market in the second half of the year, as economic headwinds lead to a more evenly balanced market, though demand will still outstrip supply”

One of my clients asked if they should buy a terraced or semi-detached property in Rochester with a view of maximising the capital growth.

Answering this question will help you figure out which properties you should buy…The average asking price of a semi-detached in Rochester is £328,300 today compared to £266,400 for a terraced.

During the last 5 years, semi-detached properties in Rochester have increased in value by £46,891 (16.66%) versus £28,899 (12.17%) for terraced properties. So surely, the semi-detached is the better bet? With a larger capital growth over 5 years and the demand in the area for semi-detached homes being 4% greater vs terraced this was the answer I gave my client.

What was Chatham Dockyard used for?

Chatham Dockyard was a Royal Navy Dockyard which provided more than 500 ships over 414 years for the Royal Navy, and was at the forefront of shipbuilding, industrial and architectural technology. At its height, it employed over 10,000 workers.

It was first used during conflict of Catholic countries in Europe. It closed in 1984 and is now an attraction managed by the Chatham Historic Dockyard Trust. Many of it’s original features and buildings remain for visitors to learn about and experience.

What is there to do at The Historic Dockyard?

  • Interactive galleries of history and events.
  • Look inside 3 historic warships. HMS Gannet (1878), HMS Cavalier (1944) and HMS Ocelot (1962)
  • Get up close with a collection of historic RNLI lifeboats.
  • Go inside Slip no.3. Europe’s largest widespan timber structure.
  • Visit the Royal Navy Ropeyard. The only one of 4 to remain in operation today.
